Howard Building Re-Cover
This metal building warehouse had been leaking for years, with multiple failed repair attempts to address the ongoing wear and tear. Fully removing and replacing the metal panels would have been cost-prohibitive for the owners. Instead, we offered a cost-effective TPO retrofit solution.
By using the existing metal panels as a substrate, we eliminated the need for tear-off and disposal, significantly reducing project costs. The retrofit system also qualified for a 20-year NDL (No Dollar Limit) warranty from the manufacturer.
Before starting the project, manufacturer representatives were on-site to conduct thorough testing and confirm the building’s eligibility. Once approved, we installed EPS insulation between the metal ribs, followed by a high-density cover board to create a smooth surface for the new membrane.
The final system includes a 60-mil TPO membrane, fastened through the metal panels and into the structural purlins using screws and induction weld plates. The result is a durable, energy-efficient roof with a 20-year NDL warranty covering both materials and workmanship—at a fraction of the cost of full replacement.
